HECM mortgage help for Vancouver, WA homeowners

Plain-English guidance from Jason Gray, NEXA Lending, for homeowners 62+ in Vancouver and nearby communities.

Older couple smiling on the porch of their home

Vancouver, Washington and Clark County have long been home to people who want Northwest living with easy access to Portland. Many longtime homeowners in Felida, Salmon Creek, Camas and Battle Ground have built up equity and would like to stay close to family.

I work only with Washington properties, so if your home is in Vancouver or elsewhere in Clark County, I can help. A HECM mortgage may help you pay off a current mortgage or set up a line of credit for the years ahead.

How a HECM mortgage may help in Vancouver, WA

  • Pay off an existing mortgage, so no monthly mortgage payment is required
  • Receive funds as a lump sum, monthly payments, a line of credit, or a mix
  • Keep ownership of your home and stay as long as you meet the loan terms
  • Buy a home that suits this stage of life with a HECM for Purchase

You'll still pay property taxes, homeowners insurance and any HOA dues, and keep the home in good repair. Interest and fees are added to the balance over time.

Home values in Vancouver, WA

Most Clark County homes are within the FHA HECM limit, though some higher-value homes in Camas and elsewhere may be worth comparing with a jumbo home equity conversion loan. For 2026, the FHA HECM maximum claim amount is $1,249,125 (HUD). Learn about higher-value homes.
